Most Lake Chapala homes are constructed of adobe brick, often with foot thick walls which keep them cool in hot weather and reasonably warm during cold weather few have heaters or air conditioning, ceiling fans are often all that is needed during the hot months of April and May. This is also the time many plan vacations as the weather in places they wish to visit are pleasant at that time of year.
Mexican style homes usually have a central courtyard, most homes have a large terrace, usually covered, that is used much as a regular living space with tables, chairs and couches placed about. Many homes have swimming pools, mature gardens and off street parking.
Purchasing a house omits the problem of buying a lot and having a residence built, which requires a great deal of oversight, and may be complicated by language barriers, and the fact that you, the owner, do not know enough about the building material and method to oversee the construction.
For security and investment Lake Chapala homes are available in many gated communities and condominium areas that look much like the individual home neighborhoods, but which include a club house, pool, barbecue areas, etc. that neighborhood homes do not. These usually require a fee but often include water, garbage pick-up, street lights, security, garden maintenance, etc. that often are not included in a individual home purchase.
People buy Lake Chapala homes for a variety of reasons. In addition to the Mexican citizens, there are many American and Canadian retired couples or individuals who choose to live here full or part time. Some also purchase rental properties as there is a large influx of snow birds fleeing the cold to the north or summer visitors getting away from heat and humidity who wish to stay from a few weeks to four or five months and rent rather than purchase a property.
There are usually several hundred Lake Chapala homes up for sale on the north shore from the village of Chapala to Jocotepec, about 25 miles total. There are many villages between and they usually are about three or four blocks from the lake up to as much as about 20 blocks. Those reaching up onto the side of the mountain usually have spectacular views of Lake Chapala.
